Vacation Rental Policies

Arrival instructions will be provided 24-48hrs prior to arrival and will provide instructions for accessing the home and the codes necessary to do so.

Unless specifically stated otherwise on your rental agreement, all money must be paid in full prior to or upon check-in. If your reservation has an outstanding balance and/or we have not received your signed contract, you will not be able to check in.

Check in time begins at 3PM, although in rare cases our housekeeping staff may be in the unit until 4PM. Early check-ins may be arranged by contacting Archer Management Group directly based on availability.

Please bring your confirmation /arrival instructions with you. It has the address and directions to the unit you are renting.

If you intend to arrive after business hours, please notify us beforehand so we can give you any special instructions that may pertain to your stay. Our office hours are 9AM to 5PM every day of the week, with extended hours until 7PM on Friday. Please get in touch with our front desk staff at 800-905-6155 if you will be arriving after hours.

  • Please turn off all lights, TVs, stereo, oven, range, etc. Set A/C to 90 in warm or summer months. Turn off heater in winter or cold months. Do not turn off refrigerator, water heater or other major appliances. Failure to turn off A/C may result in a significant charge to your deposit.
  • Lock all doors and windows; draw all curtains, shades, blinds, and SET ALARM where applicable. Failure to lock doors and windows and set Alarm may result in loss of deposit.
  • Check out time is 10am unless alternate arrangements have been made prior to your departure. Late check out will result in an additional days rent, late check out fees or loss of deposit.
  • All keys, gate passes, garage door openers etc., issued to you must be left at the residence. Failure to do so will result in a minimum $25.00 recovery fee deducted from your deposit plus locksmith if applicable.
  • If the unit has been soiled beyond normal usage or if there is excessive laundry, a minimum bookkeeping fee of $25.00 plus $42.00 per hour per person charge will be deducted from your deposit for excessive cleaning, along with any charge for damages.

Deposit Policies vary based on length of stay and time in advance which reservation is booked. Please try our online booking system or make contact with one of our friendly reservation agents, who are available 24/7 to assist you.

Deposit must be paid by check, cashiers check, money order, cash, or through our online booking partners. Deposit is normally due at time of booking. Deposit is fully refundable 7 to 21 days after departure. Please review policies below for details. Deposits may be increased or decreased for special events and holidays.

NO SMOKING IN ANY OF OUR UNITS -If you smoke in a unit your entire deposit is forfeited, and you may be liable for additional charges.

NO PETS WITHOUT APPROVAL – Although many of our properties accept pets, you are required to approve pets through our agency. Any pets the agency is not informed of may result in a charge against your security deposit.

You can cancel up to 30 days prior to your arrival for a short-term rental. In the event that you have to cancel within our cancellation period this will result in a loss of your deposit. We always attempt to re-rent the property and in that case any money collected will be refunded to you less our cancelation fee.

You must be at least 25 years of age to sign our vacation rental contract and to occupy said vacation rental property for any taxable rental. Each property has a maximum occupancy, generally two per room (sometimes plus 1 or 2 with a sleeper sofa). Undisclosed guests will result in loss of rental fees paid, complete forfeiture of security deposit, and all guests being evicted. Guests that disturb the peace and quiet of neighbors will be evicted with no refund of rental fees paid and may forfeit a portion or all of refundable deposit. Archer Management Group is not responsible for accidents, injuries, loss of money, jewelry, or valuables of any kind.

Sorry, our standard policy is no dogs, but sometimes we are able to say yes depending on owner preferences. Generally, an additional deposit of $500.00 is required and a pet charge will also be applied. If you bring a pet without prior approval, entire deposit is forfeited and you may be subject to additional fees, so be sure to tell us if you plan to bring your dog.

Sorry, our standard policy is no cats, but sometimes we are able to say yes! It is much more difficult to obtain owner approval for Fluffy. However, from time to time certain owners will approve cats in their home. Generally, an additional deposit of $500.00 is required and a pet charge will also be applied. If you bring a pet without prior approval, entire deposit is forfeited and you may be subject to additional fees, so be sure to tell us if you plan to bring your cat.

Although many of our homes do not accept pets other than cats or dogs, we are always willing to ask an owner to make an exception if you have a pet you would like to bring. Please feel free to ask for these special exceptions.

Our homes and condos are rented with the understanding that you will leave the property in reasonably the same condition as you found it when you checked in. Please wash dishes, take out garbage, and feel free to begin a load of sheets or towels. Although rare, if you leave your unit in excellent condition, you may enjoy a partial refund of your cleaning fee.

Prior to any keys or door codes issued, you must be Paid in Full and have completed and turned in your Vacation Rental Agreement.

Included in the clean you receive a complimentary supplies including shampoo, conditioner, bath and body soap, laundry detergent, paper towels etc. The departure clean includes toilets, tubs, mirrors, floors, and bathrooms all cleaned in full. Linens and towels are washed and beds are remade. Fresh towels are hung in the bathrooms. We clean the kitchen starting with the refrigerator, stove, and counters. We vacuum all the floors, dust all the window sills, and remove all cobwebs. We hose and sweep down the patio and entry. We try to make sure the toaster, breadboard, and microwave are cleaned and ready for the next tenant. We also report to the owner any additional cleaning suggestions which might improve the property.

As part of your cleaning fee, a pre-arrival inspection is conducted 24 hours in advance by one of our in-house staff associates.

Most of our private home residences have pools. During the winter months (Starting October-May) optional pool heat may be requested. Pool Heat pricing for individual homes differs based upon the size and scale of the pool.

For your convenience, a $99 damage waiver is available to you in addition to a cash security deposit. This damage waiver covers up to $5000 in accidental damage and is non-refundable.

All of our vacation rentals are furnished and have a full kitchen with amenities including a microwave, coffee maker, toaster and blender. Each property is stocked with all cooking and serving including plates, bowls and utensils, as well as a can opener, corkscrew measuring spoons and more. A complimentary starter kit of supplies is provided in the rental which includes; two rolls of toilet paper per bathroom, kitchen sponge, 1 Large Paper towel, hand soap, dish soap and standard cleaning supplies. If you are traveling and staying with us for more than the weekend you will be responsible for restocking supplies during your stay.

Every effort has been made to provide accurate and complete information on this website; however, we are not responsible for printing errors, omissions, in-0perative appliances or changes in furnishings or equipment by homeowners, or other matters that are beyond our control. If you have any particular requirements or personal needs, we suggest that you speak directly with one of our reservation agents to see if they can assist you.

Rentals of less than 28 nights are subject to a transient occupancy tax of 9%,10%, or 11.5% depending upon property location. The City of Palm Springs also imposes the 11.5% tax on the cleaning fee.
Palm Springs: 11.50% for all reservations 28 days or less
Cathedral City: 12.00% for all reservations 30 days or less
Rancho-Mirage: 10.00% for all reservations 28 days or less
Palm Desert: 11% for all reservations 28 days or less
La Quinta : 10.00% for all reservations 31 days or less

Properties in Archer Management Group’s rental program are required to adhere to a Minimum Furnishing List. All of our homes and condos provide the following amenities (unless otherwise noted in the property description).
